Despite their potential to alleviate housing shortages, most ADU projects are high-end, which limits their impact on housing affordability.
ADU initiatives are expanding to states like Colorado, Arizona, and Hawaii, but California's ADU boom has not yet been replicated elsewhere.
More municipalities will clear pathways for ADUs, with broad statewide mandates expected to drive higher ADU volumes than local measures.
Drop-in modular solutions for ADUs are likely to rise, especially in existing neighborhoods.
Builders will increasingly design ADUs into new home communities, and there will be more ADUs targeted for seniors.

Down payment assistance programs are widely available, though many come with income limits and restrictions for first-time buyers, offering crucial help for those with limited cash.
This misconception is keeping potential buyers on the sidelines, unaware of the financial options available to them.

Seller impersonation fraud is on the rise link
In 2023, 28% of title companies reported at least one seller impersonation fraud attempt, with a sharp increase to 19% in just April 2024.
Fake notary credentials were involved in 43% of fraud attempts, while 31% involved the unauthorized use of a real notary's credentials.
Vacant land and all-cash transactions are high-risk areas; over 80% of title firms flagged them as common red flags.
91% of firms now offer or plan to offer fraud training, with 69% using resources from the American Land Title Association.
